What is it built with? Whatever you use, I recomend many coats, and a lot of time to dry out. Some use polycrylic, others urethane, or another method. There are finishes with Low or no VOCs and these have less or "no" volitile organic compounds (VOCs). Many "green products" are labled no VOCs. So low or no VOCs is the safest. Many have used high VOC products with no problems, as long as properly aired out.

Here is what I have done a few times, without seeing an immediate problem or a problem after a few years: 2 coats of Kilz latex primer (can be done same day). Then 4-5 coats of garage floor paint, also latex. A day to dry between each coat. Lightly sand with high grit sand paper (more sand=smoother finish) between each coat. This way is durable, water proof and as far as I can tell safe. I recomend aquarium silicon or GE II silicon instead of caulk. Must be done at the end as it doesn't hold paint. Drys quick though. Regular caulking can be painted, but takes a long time to dry, up to two weeks.
