sink
enough outlets to accommodate your t-stat and reduce the use of power strips
The size will depends on how many animals you plan on having and how they will be housed.
My main snake room is 240 sq feet (that's where I keep BP), the secondary snake room/office is 100 square feet (that where I keep my hognose and 3 geckos)
