New Herp Room
Well I finally finished converting our attic to storage space. After two weeks of plugging away after coming home from work we now have an additional 1200 SF of storage space with easy access, lighting, shelving and an attic fan.
This was the first part of a deal between me and my wife - I convert the attic to storage and I can build a 10x12 dedicated herp room in the garage.
So next week I'll be pulling out the water heater, installing a new tankless one, installing a new dedicated electrical sub-panel and up go the walls.
The room will be fed off of the main home HVAC system and I will be complimenting the wall insulation with reflect-ix. The overhead fluorescent lighting will be on timers and the door will swing outward to preserve all of the available space.
As the project progresses, I will update this thread with pictures of the process.

Well, I've decided to alter my plan a bit.
Instead of building a room in the garage, I'm going to build a dedicated herp building in the backyard.
I've decided on using a custom 8x15 shed as the starting point. The shed will have two double pane 3x3 windows on either side of a fiberglass door.
There will be a total of six outlets, two fluorescent fixtures and a 12000 BTU PTAC unit running off of three 20-amp breakers. The structure will be insulated with both insulation and reflectix and then finished off with wallboard.
The shed is being custom manufactured and should be here by the 22nd of February. Then I figure it should take another two weeks to get all the electrical and finish work completed.
The site location is in a nice shaded area of our yard that even in 100 degree heat stays fairly cool. I'm hoping that this coupled with the reflectix will keep the summer cooling costs down.
Again, as the process unfolds, I'll post pictures.

u better posts pics, whats the estimated total cost for this project???
lol, before you do it all id make sure theres no city ordinance or something saying you cant do it without a permit,
thats the way it is here

Anything under 120 SF = no permit.
However, I will need a permit for the electrical which I'm applying for this week.
Total cost of shed with all the bells and whistles = $5,000.00
Getting my wife off my back for having all these herps in the house = Priceless.

from an electrical and herp keeper point of view you my want more plugs ( depending on the size of your collection) . The heater will probluse 2 po0le 20 amp breaker just for itself

Cool. I'd love to see pics when all finished.
I'm pulling the permit to pour a slab and start on my building soon. It's going to be 20'x20'. Heated and cooled with a small roof top unit.
My collection is growing extremely fast, with about 20 in the last month.

It's going to take a couple weeks to get the permits...My city is so backed up with all the building and stuff....
