    The enclosure

I have found that Kitty likes his warm side to be about 93, sometimes higher and the cool side about 85. He does that best at these temps. You may want to up yours a bit. I started out with an undertank heater only and it wasn't warm enough. His temps were about what yours are, but he got a RI (mild case) so I learned and raised his tempuratures, no troubles like that since. It is harder to keep the humidity up at the higher temps though.

Ideal temps are 88-92 °F on the warm side and 78-80 °F on the cool. What are the temps like in the room where you keep your bp? The ambient ( background ) temps of the room where the cage is kept has a lot to do with the temps inside the cage.

I should've thought of this before .. but .. what are you using to measure your temps and humidity? Do you have part of the screen top covered? As for raising the temps of the cage, a low wattage red light might be handy. However with temps that high in the room where you keep the bp, your temps should be just fine. You are a bit low, but not really bad. Does the temp of the cage change throughout the day?

i meant double check your room temp and your cool side temps.
usually my cool side temps are within 1 or 2 deg. of my room temps. ( if your room is 84-85, would not the cool side of your tank be close to that and not 77) it doesn't hurt to double check things. i'm a hvac service tech and i check temperatures all day long and i still double and triple check my cages every day and night. my opinion is that if your cool side is 77 your ambient room temps are close to that. all this aside somethings to try to warm up the cool side might be to decrease ventilation, cover up the screen top. i think 76-80 for the cool side is ok, provided your snake goes to the hot side to warm up. make she it is not choosing the cool side all the time for security reasons. provide multiple hides in both hot/cool sides, snakes will choose the temp they need if everything else is in line.

    hope this may help

    thanks
