    I need some support or advice

    Alright this may turn into a long post but I really need to vent about this.

    My boyfriend and I live in a basement duplex and long story short our landlord made us move all of our animals out of the house. He let us keep our two dogs but everything else had to go. We were in between leases and we had no choice.
    So luckily we got to move everything over to my bfs mothers house.
    I love my pets, as much as pet owners do. Its been 3 months and im just horribly depressed about it. We have to go to his mothers every other day if not daily to check on and care for our birds, reptiles, and rodents.
    I see my pets briefly for about an hour while we check on things.

    My BPs are very important to me, not only the money I have invested in them but for breeding I just wont be able to moniter them like I would at home.

    I've been looking into buying a home, my credit is good but im a bartender. I dont make enough on "paper" to get a home loan. I would have to get a different full time job. It could take years before we get a different place of our own to house our pets.

    We dont have a lot of options. I thought about selling my BPs and just putting the money in savings for a house but I love them and would hate to do that. I know BPs will always be around and getting back into them would be easy. But I just feel like I cant fully enjoy them the way things are.
    On the other hand most of them are still juveys and in 2 years it will be my big breeding year. I have some great looking BPs and I would hate to sell them.

    How would you guys deal with this situation? Any advice would be great because I just feel like crap.

    thats a biggen, and besides what your doing with his mothers house, all i can think of is try to find a trustworthy person in your area thats part of the herp community, and re-emburse them for expenses, that way you know they would be taken care of properly if you couldnt always be around to check on them. besides selling them or doing what your doing thats all i can really think of, im sorry your going through this though, thats gotta be tough

    As far as a local herper, I honestly dont know of anyone I would trust my snakes with. I dont have a lot of herp friends that are local unfortunetly. It is ND afterall.

    Yeah it does suck big time...I just feel stuck and depressed about it. I hate so much that I'm an adult and yet Im stuck with other people breathing down my neck and giving me rules on how to live. I just want to be a home owner SO bad.

    Are there any seller financed or land contract houses in the area your looking? That can be an option when you can't get a loan

    You could go through a private seller, or do a rent to own. Also, deposit everything you earn into your bank account. Just because your paycheck isn't big doesn't mean that you don't make enough tips. Depositing the funds gives you the paper trail and proof of income that you say that you don't have.

    You declare tips, right? And it's still not enough for them to give you a loan? That seems weird. Have you talked to other banks? I work with a waiter that owns a pretty expensive house and got a loan for it. Sounds weird to me. I'd get another opinion...how are bartenders, waiters and other tip based professions supposed to buy houses?

    mues, I can feel for you. My finances kept me from getting a home for a few years.

    I ended up buying a mobile home. It needed work, but the biggies (electrical, plumbing, windows, roof, furnace) were functional. It's not a palace, I still have trimwork that needs done and some nasty carpet that will be going, but I bought a 3 br with huge deck, consignment store furnished it, and made some repairs for well under 10 grand. With utilities, lot rent, taxes et all, it's only going to run me around 500 a month to live here. For the first time I have my very own snake room.

    Home doesn't have to be an apartment or a traditional house. This is the second mobile home I've gotten and furnished for under 10,000. If I had been willing to do more of the work myself I probably could have pulled it in for around 6,000. If you're looking for luxury this is not a great route to go but if you're looking for comfortable and having money left over at the end of the month, you can't beat it.

    redneck has a good idea, ive been in quite a few trailors, and even the single wides are surprisingly big inside, and the double wides are bigger than the house we live in now. you might have heating difficulties in the ND winter though, but its something you should really consider IMO

    Ive thought about buying a mobile home as well but all of the courts in town here have a cap on the animals you can own. Only one court in town lets you have more than one dog, and the others say the dog must be less than 50 pounds.
    And im sure a house full of snakes wouldnt go well with them either.
    Moving into a mobile home just doesnt seem to me like a step forward. Sure I would OWN it but I would not own the land and I would still have people making rules for me. Plus theres the fact that most mobile homes depreciate in value unless your crafty and able to make improvements yourself.

    The guy I went to was supposed to be #1 in first time home loans in the area and I thought they could just look at my deposits too but its not legit enough to a bank. I had brought that up to him as well.

    Were only required to claim $1 a shift.
    We dont get taxed on it which is nice but when it comes time to wanting a loan...it sucks.

    you can find mobile homes that are on an individual private lot, just look around. my friends grandma flips mobile homes, she buys them for 2-10k, puts in another 5 or so, and sells them for 30+(thats in AZ though) shes never done less than double her money
