A zoo and all the animals. It would have to be fully operational and fully staffed. If I had the disposable income required to fund it/invest in it that would be my dream.
As owner, I'd just shadow my staff and learn all I could while enjoying free reign of my zoo

Personally I'd build a Bio-active room/wing in my house and have everything from frogs to cockatoos loose in there.

There would definitely be at least a couple of cars: 1963 Corvette coupe and 1950 Chevrolet Impala are the main two. Then there would be the snakes and enclosures....and the wing I’ll need to build on my house to add them all.
